Anojkumar Canagasundaram MCIOB
Galliard Homes Ltd
Anojkumar Canagasundaram’s professionalism and expertise were key on a mammoth project to reclad 11 tower blocks containing 1,000 constantly occupied apartments. He minimised extra weight on already loaded out structures by deploying mast climbers and cradles. His access strategy also downsized the visual impact of the works on the tenants, which helped in winning them over. His bespoke ladder system allowed site workers safe access from the mast climbers to 700 balconies to rapidly replace the ACM panels.
About the Project
New Capital Quay, Greenwich
Recladding of 11 residential blocks, completed in 95 weeks.
Contract: JCT, without quantities
Recladding 11 tower blocks containing 1,000 constantly occupied apartments is a major undertaking. It was made even more challenging for Anojkumar Canagasundaram by the post-Grenfell media spotlight trained on the aluminium composite cladding he was removing. The pandemic also had particularly adverse project consequences because many residents started working from home, complicating the access difficulties for the site team.
To minimise the extra weight on structures that had already reached their allowable load limit, Anojkumar deployed mast climbers and cradles instead of scaffolding. The roof panels on the blocks were replaced by abseiling operatives – quicker and more cost-effective than mast-climber operations. His access strategy also downsized the visual impact of the works on the tenants, which helped in winning them over, as did appointing a permanent resident liaison officer at the site to make communications with the buildings’ users more effective.
He used the first two blocks in the scheme as proving grounds for the works and to help identify approximate project duration for each block. With site workers needing to access some 700 balconies from mast climbers to replace the aluminium composite panels, Anojkumar had a bespoke ladder system designed that promoted speed of installation as well as safety.
When expanded polystyrene-rendered ceilings were found in the winter garden areas, he identified a replacement that could be sourced immediately. With the programme timeline set in stone, the fire-resistant plasterboard substitute also offered the crucial advantage of rapid installation.
Anojkumar’s professionalism and expertise were key to a successful project delivery.
