On this state-of-the-art fit-out, with great pressure to complete one of the three storeys early so that staff could be decanted out of high-rent space, Jack Pitt delivered the early handover, the budget and the quality, as well as an excellent client experience. A champion of modern methods of construction, he based his success on the use of 4D building information modelling.
While other projects under construction in 2020 certainly experienced the pandemic as a major challenge, the imposition of lockdown was a make or break moment for Jack’s scheme. At a time when project terminations were widely under consideration, Jack’s use of 4D BIM to model resource and sequencing information persuaded the client the scheme could go forward with socially distanced working while still hitting the programme.
Jack’s virtual construction underpinned actual site progress, but his value engineering was equally significant for project success. He saved £80,000 by replacing 72 bespoke metal service poles for proprietary anodised equivalents that matched the aesthetic and also reduced installation time by a week. And he identified an alternative floor screed that delivered surface regularity but could be installed more economically.
This heavily serviced fit-out involved gas installations, clean rooms, multiple pressure ventilation systems, softened and reverse osmosis water supplies, cold rooms and Faraday cages. With the BIM revealing the main extract duct on one storey clashing with corridor partitions, Jack was able to recoordinate the duct and metal studwork early enough to secure the critical path.
Reliable and proactive in addressing issues and finding solutions as soon as problems emerged, Jack won the client’s trust. He got the project off the blocks and kept the momentum going throughout the programme. His great technical and leadership skills delivered a quality scheme to delighted stakeholders.
