About the Project

On this, his first project with JJ Rhatigan, Kevin Larkin delivered a lucrative large-scale development to a high standard in a short space of time. 

Kevin took building information modelling (BIM) on the project to an extraordinary level. BIM was his command tool all the way from the design to the quality assurance, taking in fire safety and building control along the way. All project communications were routed through the platform.  

Even before site start, BIM highlighted clashes between the services and the structural elements, which could then be swiftly eliminated. Kevin linked the sequencing to a BIM dashboard, making it available to site managers and subcontractors so that progress was transparent. BIM tracking of the works from first fix to practical completion allowed everyone to focus on their own project-critical elements.  

Client and contractor alike benefitted from Kevin’s astute design management and value engineering. He rationalised the precast concrete lintels to lie flush with the scheme’s 1,200 windows rather than protrude above and below. The buildability saving amounted to £1.2m. 

Likewise his decision to have 489 bathroom pods made offsite eased the critical path, brought a huge programme saving, cut costs and raised the quality bar. 

The outstanding success of the project has seen the client award phase 2 – a £100m scheme with 565 apartments – to Kevin.
