Mick Ward transformed a worse-for-wear building into a sleek and functional industrial chiller facility so successfully that it was leased out on a long-term let before he’d even finished. It was Mick’s suggestion to instal a mansafe system in the plant-stuffed roof void to future-proof maintenance. And by incorporating a special harness that can slowly lower a service engineer to the ground following a fall at the press of a button, he eliminated having a MEWP on permanent rescue standby.

Transforming a building in a very poor state of repair into a sleek, utterly functional and ultra-modern industrial building to a very tight programme always deserves a doff of the hat in the competitive refurbishment sector. Mick Ward, though, managed this chilled warehouse scheme so successfully that the building was successfully let on a 10-year deal before he’d even finished, and he has been contracted to undertake further works on the site.

One of Mick’s biggest triumphs was his suggestion of installing a mansafe system in the roof void above the five chiller chambers, where the facility’s extensive plant was located, to future-proof maintenance and servicing. Even better, he equipped it with a special harness that can slowly lower the engineer to the ground following a fall at the press of a button, avoiding the need to have a MEWP permanently on standby to rescue anyone stranded by a mansafe fall.

With the building’s chiller chambers equipped with 10-metre-high racking, Mick had to bring in an extended-reach hydraulic muncher and grabber to manoeuvre it all out through the narrow entrance doorways. Meanwhile coating the 200,000sqft roof area and spraying the perimeter of the external cladding around a live industrial estate were large and complex tasks that required good site team collaboration and well-executed coordination.
