Wayne Stokes showed a client that had dismissed its first contractor just what the right construction manager can achieve by putting the customer at the heart of the project effort. He worked out exactly what his users wanted – and didn’t want – and then set about making it happen. He went above and beyond to deliver a project that satisfied the budget and quality expectations of the entire client team with a collaborative approach and lean ethos that minimised waste and managed risks.

Parachuted in after the first main contractor was shown the door during the initial stages of this school extension scheme, Wayne Stokes found a project in dire straits. Not only were costs ballooning, but client distrust was high, with the new contractor expected to have little regard for the operations of the live school.

Wayne acted positively to move the project forward in the right direction for the school, which needed to cater for 300 extra students and improve some outdated facilities. He priced eight different works options in three months to help the client understand what elements of the projects were affordable.

It was just the right strategy for an understandably wary client. Rapidly building up a strong relationship with the school and the consultants, Wayne was soon promoted from commercial lead to project lead.

He used material samples to manage the school’s expectations of what the final product would look like and how it would operate. In the process, he learned that the school was sometimes looking for a simpler and more effective approach to the design and operation of these spaces than was being planned. That in turn allowed him to develop value-engineering options that gave the client more of what they actually wanted. Wayne’s collaborative approach and lean ethos also minimised waste and managed risks so effectively that contingency funds were released, allowing more sections of the project to be completed.
