Construction of 245 apartments in two tower blocks, completed in 111 weeks.

On the contractor’s first job for the client, the construction of a 13-storey tower and a 21-storey tower, Eoin McCarthy delivered project management excellence. So convincing was his performance that the developer is now negotiating future contracts with JJ Rhatigan. 

When an unexpected funding setback stalled the project, Eoin helped bring the scheme back to feasibility. He proposed replacing glass-reinforced concrete cladding with an aluminium substitute that achieved the desired aesthetic while capturing significant cost savings. 

His incorporation of bathroom pods took 349 bathrooms off the critical path, boosting programme comfort. And his installation of a standalone compact energy centre rather than an upgrade of the existing energy centre delivered a future-fit heating solution. 

Eoin championed solution-based innovation and encouraged creative input from all disciplines. He implemented a BIM360 system to manage, record and track design from paper to final build, integrating 10,000 quality assurance check sheets to align with the apartment fit-out tasks as well as enabling service and structure clash detection. His wholesale embrace of technology enabled a high level of information control on a project that was delivered ahead of time, on budget, and to a quality that has seen only a tiny number of defects reported since handover.
