Logistics and materials transportation weren’t the only challenge Zak overcame. In preconstruction, he helped shift the design from private sale apartments to rentals, adding a lift and integrating a gym, cinema room and social spaces, and using the period as an opportunity to grasp the client’s ambitions.

With build to rent a new sector for the client, Zak focused on the detail to ensure quality. He created benchmark apartments for client review and sign-off, along with mock-ups of the bathrooms and kitchens.

Budget considerations were key to successful scheme delivery, and Zak introduced alternative kitchens and flooring to keep costs under control. And when progress on the traditional handset brick facade was delayed by the need to solve fireproofing detailing issues, he worked through numerous programmes to recover the lost time.

The client loved his achievements as well as his transparency, proactivity and collaboration. A problem-solver at heart, Zak brought calm, competence and rational problem-solving to this project.
