Patience and calm in the face of adversity were Greg Browne’s get-out-of-jail cards in this ever-evolving project that involved installing a wind tunnel, a heavy structures lab with a 60-tonne cast-iron bed plate, and a clutch of precision labs.
About the Project
So cutting edge is the research equipment in the heavily serviced block that some of it simply did not exist at precontract. When it did become available, it made for a fabulous amount of disruptive change.
One big switch required specialist labs (whose M&E had already been installed) to be turned into clean rooms. Another was the introduction of local exhaust ventilation systems, which needed bespoke support to elevate them above the air handling units that already filled the roof space. Greg didn’t so much offer can-do willingness as will-do-done leadership
Even from the outset, he had had to master steep challenges, including taking £3m out of the budget. He won client approval for his value engineering by bringing proposed changes to life with imagery, sketches and fly-throughs on the BIM platform. The big savings were made by reducing the internal glazing, removing a piled retaining wall and making the corridors linking the existing building to the extension four metres wide rather than six.
