Supreme organisation was Jon Kelly’s superpower on this new-build project for 45 houses. He forced his subcontractors to raise their quality game in a series of individual prestart meetings where he walked them through everything he wanted from quality of componentry, manufacturing and packaging to how the materials would be delivered, stored on site and installed. He simply left nothing to chance, and was rewarded with high levels of finish and workmanship.

Supreme organisation was Jon Kelly’s superpower on this new-build project for 45 houses.
Determined to get subcontractors to raise their quality game, Jon detailed exactly what he wanted from his supply chain – timber rather than MDF for stair treads (with extra support below to ensure they did not squeak) and door linings, for example. He then met with them all individually, going through everything from quality of components, manufacturing and packaging to how the materials would be delivered and stored on site.
Jon left nothing to chance. He avoided the classic head-in-hands moment of the underfloor heating subcontractor turning up to find the area unprepared. And he used the first underfloor heating installation as a benchmark so that crucial lessons could be learned such as the accurate setting out of the system.
He even had the supplier attach neat labels with troubleshooting and contact information to the heating hub pipes. It ensured right-first-time installation and turned out to be a great selling point with customers.
His introduction of prefabricated roof spandrels saved time on the superstructure and allowed the internal works to advance safely while the roof tiling was completed.
With the relationship with the social landlord (which was the client for 10 of the homes) on previous projects having been strained due to quality of build, Jon’s ability to raise finish and workmanship levels made a demonstrable difference. At handover, the client was extremely satisfied with quality.
