Strip-out and refurbishment of existing floor of office space, completed in 25 weeks.
Having previously delivered fit-outs of two other floors in the same building for the client, Scott Young was well prepared for this strip-out and extensive refurbishment, with new high- and low-level M&E, secure doors and comms room among the many physical installation requirements.
But if there is one factor in construction that can trump all else, it is change. Despite running lessons learned workshops with the services and incumbent data contractors to ensure everything ran smoothly, Scott was faced with a major design change to the comms room walls a month into the contract.
The original partitions gave way to concrete blocks – 1,100 of them, to be procured, brought to site, transported from the loading bay to the 28th floor of a super-secure building, and then installed by non-existent bricklayers. Scott managed to cut the lead time for the blocks, rejigging an already tight programme, and getting the existing workforce to put in late evenings and weekends.
His success on a project with demanding logistics, stringent specifications and technical complexities was rooted in technical, planning and commercial skills plus a problem-solving tenacity that carried the works forward at every step. After he completed – on time and to budget – the client’s detailed security sweep of the floor produced a glowing report from the resident consultant.
