Among the quiverful of value-adding skills the construction manager brings to the project is a golden arrow: the ability to incorporate change without blowing the budget, collapsing the programme or settling for mediocre quality. Alan French showed just how sharp this weapon can be.

About the Project

Millfield Green Retirement Village, Caddington

Three months before site start, the energy strategy was changed to a hugely challenging net-zero model with ground-source heat pumps. Alan brought in a specialist to help embed the crucial collaborative mindset needed for dealing with this and other big design changes, and established a critical path plan to help the team become more proactive.

With project funding dependent on submitting a Renewable Heat Incentive application on time, he drove completion of the site’s energy centre in the teeth of legal delays. He deactivated the risk by putting all his management and supply chain resources into finishing the energy centre on time.

Alan led a redesign of below-ground boreholes and pipework. He introduced below-ground 3D modelling to prevent clashes between the extensive ground services, which included heat pumps, future-phase ducting, electricity, water, tree pits and building links.

He showed integrity, commitment and leadership. Delighted with Alan’s management and the final product, the client has now turned to the main contractor for guidance in designing, procurement and shaping its thinking on future projects
