There can be many keys to a successful project but one of them on this development of a four-storey healthcare hub along with a series of surrounding blocks containing 98 homes for the over-55s was Ross Taylor’s decision to turn it into two projects. His separation of the healthcare and residential builds covered everything from the design to the supply chain, and resulted in timely, on-budget completion to great quality.

There can be many keys to a successful project but one of them on this development of a four-storey healthcare hub along with a series of surrounding blocks containing 98 homes for the over-55s was Ross Taylor’s decision to turn it into two projects. His separation of the healthcare and residential builds covered everything from the design to the supply chain, and resulted in timely, on-budget completion to great quality.
Another key was his determination to complete the design before starting on site, engaging with all critical designers and supply chain partners much earlier than typical in the preconstruction process. When the construction teams set to work, they were able to focus on programme, quality, logistics and safety without the worry of incomplete design.
For the healthcare project, Ross used the contractor’s predesigned flexible layout model with all details already tried, tested and standardised. It shortened the preconstruction period, minimised variations and greatly reduced the number of requests for information.
His innovation on the residential development included the use of a clay block rather than traditional concrete breezeblock. Lighter than concrete, the horizontally interlocking blocks were also considerably faster to install as well as being cheaper.
