Many a construction manager would reckon that tackling just one of these three wildly differing sites (each was deemed too difficult for private developers to tackle) would have been challenge enough. Daniel Royce’s hard-won battle to tame the unique difficulties presented by all three showcases his managerial agility as well as technical ability.Â
The three sizeable town centre plots included a riverside location that regularly flooded, a former car showroom with contaminated land, and a third on a very steeply sloping hillside site with limited access.Â
By using the material that had to be excavated from two of the sites to build up the third one by the river, Dan generated cost savings of £500,000. Demolished buildings were also crushed and placed on top of a geotextile so they could act as reusable piling mats.Â
Spotting that the 10-foot-high ground-retaining wall on the hillside site was starting to belly, he found a cost-effective solution in driving soil nails through the wall and anchoring them into the ground behind. To prevent the unexpected work on the wall delaying the timetable, he then changed the build sequence round, managing his way through the extra logistical challenge that presented.Â
Amid all this construction juggling, Dan delivered a superb level of quality that has impressed client and residents alike.Â
